Plot Pilot demonstration The Halyard is an invented rental development. Everything here works. Back to Plot Pilot
The Halyard at dusk
Now letting · first move-ins from March

A hundred and forty apartments, let directly by the owner.

The Halyard is held and managed by the people who built it. No agency fee, no chain, and an application you complete online in about ten minutes.

The building

Built to be lived in, not flipped.

Every apartment at The Halyard is owned and let by the developer, which means the specification was chosen for a fifteen year hold rather than a sale brochure. Floors are engineered oak, the glazing is triple, and the plant runs quietly enough that the eighth floor is the quietest.

The shared floors

Three floors nobody pays extra for.

A rental building usually charges for the gym and locks the roof. The Halyard was specified to be lived in for fifteen years, so the shared floors are part of the rent and open to every resident on every floor.

The lounge and work rooms

A double-height room onto the planted courtyard, for the part of the day when a flat is not quite enough: a call to take, a table to work at, twelve people to feed without booking anywhere.

The pool and steam

Twenty metres along the glazing, held at 28 degrees, with a steam room and a sauna behind it. The pool runs west, so the evening swim comes with the light falling straight down the length of it.

The gym

Specified for actual training rather than for a brochure: free weights to 50kg, three racks, and enough floor that two people are not in each other’s way. And a drying room, which is the thing that makes a building gym get used.

The whole roof

Nobody on the top floor bought a slice of it. The roof belongs to the building: an outdoor kitchen, a long table under the pergola, and planting along the windward edge so it stays usable after the sun goes.

What the rent covers

One figure, and it is the figure.

There is no agency fee, no admin fee and no charge for the shared floors. The rent on each apartment is what leaves your account on the first of the month.

  • Heating, hot water and building power
  • The gym, pool, lounge, work rooms and roof
  • Superfast broadband to the door
  • The parcel room, including refrigerated lockers
  • All building maintenance and repairs
  • Bike storage and a residents' workshop
Not included

Council tax, contents insurance, and parking if you want a space. Parking is $180 a month and there are 46 spaces for 140 apartments, so it is first come.

How it is run

Let and managed by the people who built it.

No managing agent between you and the owner, which is the whole reason the specification was chosen for a long hold rather than a sale brochure.

Repairs inside 24 hoursReported from the resident app. Anything that stops the flat working is same day, everything else inside the week.
Pets considered, not bannedOne pet per apartment by agreement, with a ground floor wash room for when it rains.
Twelve months, then rollingA twelve month minimum, monthly after that, and a renewal offer sixty days before the end rather than a fortnight.
